Hello there,
I hope you’re staying safe and well.
Sorry to be writing about a fairly common topic, but your help would be immensely appreciated. My partner and I are hoping to get our first mortgage, unfortunately I am the set back in this situation. Since starting the housing process, it has come to my attention, when viewing my most recent credit report that I have obtained several defaults over the years. I’m obviously aware of my financial obligations, and that all actions have consequences. However, I made the unfortunate mistake of falling behind with payments as a student, since then my circumstances have completely changed, and I’m now a qualified Nurse working tirelessly on the frontline. Sorry I don’t want to delve into sob stories, I know we can all do this, but when it comes down to it, I would like to be able to share the mortgage with my partner and start a family.
Obviously I’m extremely concerned, because my missed payments/defaults on my record could hurt my ability to qualify, or should I say, I know that they will hurt my ability to qualify. I truly believe that this doesn’t reflect my creditworthiness, and commitment to paying. At this current time, I do have a DMP account with StepChange, where all my debt will be paid off by the end of February 2021. Nearly entirely all of the my debt has been paid off, and most defaults were from debt under the sum of £80. I know that goodwill adjustments are very rarely handed out, but I was just wondering if you could give me some advice please? Or point me in to right direction? I would really like to write letters to my creditors, asking for consideration on relieving me of these defaults? I know that defaults stay on your file for six years, but after reading online some people have been lucky. My partner and I are very fortunate to have a very good deposit ready for a house, and he has an outstanding credit file. I’m just hopeful that there can be some way to get around this, because I really don’t want him to have to take the mortgage out in solely his name. I have worked very hard to get where I am today, and it’s very upsetting that we may be stuck in a rut for another 3 years , waiting for the defaults to be removed.
Sorry to blabber on, and thank
you for taking the time to read my message.
Kind Regards,
Poppy.
Hi Poppy,
Please don’t stress and we are all grateful for your frontline efforts.
In terms of options much is going to be determined by your deposit level and the date you entered your DMP with Stepchange
I think it is unlikely you will have the defaults removed but congratulations on nearing the end of your DMP
With sight of your credit files and some further details an experienced broker will quickly be able to confirm your options.
Hope this helps, all the best
